High Rent Alert: These California Cities Cost the Most

Apartment rental costs continue to rise across the United States, with some cities experiencing significant increases, according to Zumper’s latest rent report. The data highlights a 2.5% increase in the average price of a one-bedroom apartment nationwide compared to the same time last year.

Among the cities hit hardest by rising rents is New Haven, Connecticut, which saw an astounding 33% jump in one-bedroom rental prices—the highest in the country. Close behind are Lincoln and Omaha, Nebraska, where rents surged by 26% and 24%, respectively.

On the other hand, major metropolitan areas continue to lead in terms of the highest rental costs. New York City remains the most expensive place to rent, with the average cost of a one-bedroom apartment now exceeding $4,280 per month, marking a 5.9% increase from last year. San Francisco follows with an average of $3,160, while Jersey City comes in third at $3,080. Other high-priced markets include San Jose, Los Angeles, and San Diego.

Where Rent Is Becoming More Affordable

While some cities face sharp increases, others have seen rental prices drop over the past year. Durham, North Carolina, saw the biggest decrease, with one-bedroom rents down 12.8% to an average of $1,290. Surprisingly, Chicago followed closely, with rental costs dropping by 11.1% year-over-year.

Most Affordable Cities for Renters Based on Income

For those looking to rent without breaking the bank, a recent Redfin study suggests that Texas cities offer some of the best affordability when comparing rent prices to median salaries. Austin leads the list as the most affordable city for renters, with a median rent of $1,394 and the average renter earning over $69,000 per year—about 25% higher than the income needed to afford it. Houston and Dallas also rank high on the affordability scale.
